AC Coil Cleaning in Houston, TX

A dirty evaporator coil is one of the most common reasons an AC struggles on 100-degree days. We wash the coil, clear the drain pan and line, and measure the temperature split to prove the result.

Quick answer

How do I know if my AC coil needs cleaning, and how long does it take?

If the system runs longer, rooms stay warm, the drain line clogs, or the air feels damp, the evaporator coil is a likely culprit. A healthy coil usually cools the air 16–22°F between return and supply. A professional coil cleaning takes about 60–90 minutes and includes a non-acid coil wash, drain pan flush and a before-and-after temperature-split reading.

Overview

What is AC coil cleaning?

The evaporator coil sits inside your air handler and pulls heat and moisture out of the air. Because it is always wet in summer, dust that gets past the filter sticks to it and forms a mat that blocks airflow and grows biofilm. A matted coil cannot absorb heat efficiently, so the system runs longer and can freeze up.

We access the coil, apply a non-acid coil cleaner, rinse the fins, straighten bent fins where needed, flush the drain pan and condensate line, and treat biofilm with an antimicrobial approved for HVAC coils. We record supply and return temperatures before and after so you can see the improvement.

AC Coil Cleaning is part of our hvac cleaning services. Many customers book it together with hvac cleaning.

FAQ

Frequently asked questions

The evaporator coil is indoors and absorbs heat from your air; the condenser coil is outdoors and releases it. Both need to be clean, but the indoor coil is where dust and mold collect.

Yes. Restricted airflow drops the coil temperature below freezing and ice forms, which blocks airflow even more.

No. Acid cleaners can damage aluminum fins. We use a non-acid, coil-safe cleaner.
